summary

Leo Portishead Ltd is proposing to deliver a 66-bedroom care home with communal amenity space and resident gardens, along with a two-storey nursery at land north of Wyndham Way, Portishead.

This development will provide high quality older persons housing alongside childcare facilities, contributing to a mixed and balanced community within Portishead.

A recent assessment of housing need identified a comparatively high proportion of older residents within North Somerset. The development of this care home will contribute towards meeting the identified need for the care provision required.

Site Location:

The site is a parcel of land of approximately 0.6ha, situated to the south west of Portishead Town Centre. The parcel of land is to the north of Wyndham Way, a main route to the Town Centre and to the M5 in the south. The site is within a sustainable location that is highly accessible by public and private transport.

Site Plan:

The site is arranged so that it appears as two separate parcels of land, with a central access to the site provided from Cheviot Meadows. The proposal will provide 23 parking spaces, including two disabled car parking spaces.

The care home will provide 66-bedrooms with communal amenity space spread out over three and a half storeys. A range of onsite facilities will be integrated into the care home including numerous lounges over all floors with a quiet lounge and garden lounge, a private dining area, and a hair/beauty spa. The residents will also benefit from a generous, private resident’s gardens to the west of the site.

The existing landscaping with be retained and enhanced, with the trees to the south of the site continuing to provide a visual buffer between the proposal, existing residential development and the road network.

The day centre will provide childcare to the wider community and benefit future employees of the care home and local residents alike.

Community Benefits:

The proposal will provide numerous benefits to the community including the provision of a 66-bed care home with onsite facilities and an onsite day centre/nursery. The existing trees to the south of the site will be retained and enhanced, continuing to provide a visual buffer between residential development and Wyndham Way. A central vehicular access from Cheviot Meadows will serve the proposals and 23 onsite parking spaces will be provided including two disabled parking bays.
