Optimis secures permission for variation of condition
Following the grant of planning permission for a replacement dwelling in the Green Belt (Aspley Guise) in May 2018, a subsequent application was submitted in June 2018 for the variation of a condition to include revised plans that introduced a basement to the approved replacement dwelling.
The case officer was initially concerned about the impact of the additional development on the openness of the Green Belt. Optimis however demonstrated that several developments approved in the local and wider area had included basements therefore demonstrating a precedent for this type of development that was considered acceptable by Central Bedfordshire Council. Additionally, we successfully argued that, given the basement is below ground and not visible, the proposal would have no material visual impact on the openness of the Green Belt, by virtue of its subterranean situation.
