Optimis is delighted to have secured planning permission through a Written Representation appeal for the demolition of an existing dwelling and garage and the erection of a replacement dwelling and garage. The application was refused by Bedford Borough Council in August 2022 on the basis the effect of the proposed scheme on a Schedule Ancient Monument (SAM) to its north was considered unacceptable. It was concluded the scheme caused harm to the special interest and significance of the SAM and no public benefits were provided to outweigh this harm.

Optimis appealed this decision on behalf of the client and argued that the proposed development would not give rise to harm on the SAM. Following careful consideration, the Planning Inspectorate agreed with this conclusion and subsequently allowed the appeal.
